The single most important factor in comparing builder quotes is whether the scope of works is clearly and completely defined in each quotation. If one quote says ‘extension including all works’ and another lists 47 individual line items, they are not comparable, regardless of the headline figure.
Ask every contractor to itemise their quotation. Every significant element should be priced individually: groundworks, foundations, structural frame, brickwork, roofing, glazing, internal fit-out, electrics, plumbing, plastering, and decoration.
